January 09 Stats
The January sales figures we down compared to last month. In Dec we had over 500 units sold and January numbers reflect a decrease of about 20 % to 405 units transfered hands. Interesting enough is condos drop about 50 % to just 66 sold compared to 131 last month.
Only 339 single family homes sold in Jan compared to 375 in Dec. Overall inventory levels remain more or less the same with 5702 single family homes for sale and 2557 condos for sale.
Pending contracts are up slightly to 1053 compared to 921 last month.
The total available single family homes and condos for sale in both Sarasota and Bradenton are 15473! That’s a really big number.
In summary, the numbers may be down from the most recent months but are better when I compared them to Dec 07 when there we only 176 single family homes sold.
Coincidently there were the same number of homes sold over $1million in Dec 07 as there were last month 7. Those numbers are down considerably when compared to May’s 08 numbers where 28 units sold for over $1million and 7 of those were over 3 million.
