This makes it the 3rd consequtive month that inventory fell in the Sarasota Real Estate market. Since April the market has shrunk from 8135, to 7662 in May, and 7287 for June. We clearly are seeing the bottom when the inventory is decreasing on a consequtive monthly basis.
June’s number of single family homes for sale in Sarasota Fl were 4117 and 483 sold which is done from May’s 573 homes sold but, up from April’s 463 homes sold. In Conclussion, this a very solid market and prices have firmed up a bit with the median sales price up 6k to $132k.
Condos also continue to sell well with 144 selling out of 2262 available.
Pending contacts are 1635 for single family homes and 389 from condos which are in line from last months numbers thus, indicating that July’s numbers should be in line with June’s , May’s, and April’s.

Last week after nearly 15 months of looking on all of Sarasota’s barrier islands, from as far south as Casey Key, Siesta Key and all the way to Anna Maria we findly settled on Longboat Key’s north end. Our beach house sits in a quite, out of the way neighborhood called Sleepy Lagoon that is home to some of the best beach properties in the world…

The best news is, it sold for $2.1m! It was listed for $2.995m, and “on market” for 337 days. The home nextdoor (pic below) sold in April for $2.0m and was “on market for 775 days.

And a 3rd home has a contract pending (pic below)…

The $2.0m “mark” seems to be the number at which buyers and sellers are agreeing for a “direct beach front home.” Of course depending on the size and condition of the property will also determine price.
The home pictured below is an “active listing’” in charming Sleepy Lagoon and is currently on the market for $2.995m and has been on for over 2 years. It’s a much bigger home featuring 3248 sq/ft, a pool and 5 bed rooms plus a detached garage that has all sorts of possibilities. This home looks like one you’d find in Pottery Barn as the interior boosts a beachy feel kind of look.

When inventories start to go down significantly over consequetive months and sales remain steady and strong you can start to determine with reasonable confidence that the Sarasota Real estate market is bottoming. Looking at our currently inventory for both condos and homes we have fallen to 7662 total units down from 8134 last month and down from 8897 in March a difference of 1235 units.
May single family homes were over 17 % over April’s from 458, to May’s 579. Pending sales remain equally as strong with 1587 currently pending.
Sales over a $1m will in line with April’s 18, May sold 17 with a 8ksq/ft home on Bird Key selling for $4,750 that was listed for $5.5m that had only been on the market 129 days!
The volume still remains strong for the under $500k home with 468 homes sold but, I definitely see signs that the stand-off between luxury sellers and buyers starting to soften …
